Chief Executive Officer of TM Associates, Inc., Robert “Bob” Margolis has over 20 years of real estate development and property management experience. Taking over as CEO in 1996 from company founder Tevis Margolis, Bob has been sitting as CEO for 21 years and doubled the size of the company during his tenure.
Bob holds an MS in Business Administration from American University as well as a BA in Real Estate and Construction Management from the University of Denver.
Bob has also been involved as a general partner in the ownership, development, and preservation of over 100 HUD and USDA-RD subsidized housing projects, totaling over 7,000 units.
Executive Vice President of T.M. Associates, Inc., Adam has over twenty years of experience in the real estate industry and nearly 20 with TM Associates. During his years with TM Adam has been successful in receiving over 100 awards of LIHTC financing from many State Housing Finance Agencies for properties located in Washington, D.C., Maryland, New York, Pennsylvania, Virginia, West Virginia, Delaware, and North Carolina. Adam has held leadership positions within housing organizations, given presentations as a subject matter expert in rental housing financing, and received accolades in recognition for his work in the industry. Adam is a graduate of American University with a Bachelors Degree in Finance and a minor in Economics.
Neil Mutreja is currently serving as the Vice President of Development for TM Associates. Neil came to TM in 2004 as a Development Officer, gaining 12 years of experience alongside the company. Neil is responsible for the management of projects for real estate development specializing in acquisitions, renovations, and new construction of affordable housing communities. Within this role Neil oversees project performance and efficiency with extensive due diligence towards Investors/Syndicators, construction lenders, and various State Housing Agencies. He has experience acting as liaison between private and governmental organizations and marshaling resources to ensure project completion within specific program, time, and budget specifications.
Neil has worked throughout the Mid-Atlantic region with a wide range of programs and agencies, including HUD, USDA-RD, Freddie Mac, LIHTC, VHDA, WVDHF, DHCD, and FHLB. He holds a BA in Economics from University of Maryland, College Park. Neil has a strong background in finance modeling and strategic planning, and is particularly interested in Business Development within affordable housing.
Tony Calkins joined TM Associates in 2015 as a Development Officer and soon moved into his current position as Senior Development Officer. He began his 30-year career in housing as a Property Manager at Benchmark Properties for market rate and Section 8 sites. Currently, he holds real estate licenses in five states and the District of Columbia. As a Senior Development Officer at TM, Tony is responsible for the ongoing search for competitive management and development opportunities for TM. He is specifically interested in the expansion of the Low Income Housing Tax Credit program that allows for growth in housing development and addresses the growing need for quality affordable housing. Tony has previously served as Senior Vice President to Federal News Service in Washington D.C. and Moscow, Russia; Senior Consultant to Congressional Quarterly; and as a Strategic Consultant for Bloomberg LP in Washington, D.C. Tony holds a B.A. in Business Administration and Operations from University of Maryland.
Ari Severe has been with TM Associates since 2000. Having previously worked at Gateway Management, he came to TM as a Staff Accountant for TMAM before shifting over to the TM Associates Development team in 2001. Ari worked his way up from a Junior Development Officer to his current position of Executive Vice President of Finance. He is currently responsible for underwriting, financial application submission, lobbying, and Governmental Regulations. Ari is an expert in both new construction and rehabilitation projects and has worked with USDA-RD, HUD, LIHTC, and FHLB programs. He holds a B.S. in Accounting and Finance from University of Maryland and is a Certified Public Accountant.
Noah Hale joined TM Associates in 2015 as a Regional Property Manager, bringing five years of formal property management experience and a wealth of knowledge passed down from three generations of his family’s affordable housing development and management companies. As a Regional Manager, Noah was responsible for up to 17 properties and 2,150 units. In 2016, Noah moved to the TM Development team as a Development Officer where his responsibilities shifted from traditional management roles to project acquisition and performance. Noah is active within the full-life cycle of the development process from origination to the coordination and completion of competitive tax credit applications. Noah has extensive knowledge of LIHTC, HUD, and USDA RHS programs, as well as hands-on experience with substantial rehabilitations as a Project Manager. Noah’s specific interests focus on design-driven affordable housing developments that reflect the communities around them. Noah holds a B.S. from the University of Florida in Resource Economics and is President of Young Leaders in Affordable Housing, an affiliate of the National Housing Conference.
